How to Prevent Frozen Pipes this Winter
Although the winter has been mild throughout most of the country this year, it is still important to properly insulate and maintain your sewer and water pipes. The last thing you want to deal with is a busted pipe, especially if it’s spewing water or raw sewage into your home! Some of your pipes are going to be more susceptible to freezing than others. This mostly depends on where they are located. Some of the pipes that will freeze the easiest are the ones that are exposed in unheated areas of your home, pipes that are located in the exterior walls of your home and any plumbing that is located on the exterior of your house.
You should be sure that you turn off all outdoor faucets before the first freeze in your area. If you still haven’t done it, then be sure you take care of it as soon as possible before the next freeze. You should be sure to turn off your garden hose and store it somewhere safe until next spring. A frozen garden hose could burst an interior pipe in your home and that can cause a lot of problems like flooding, mold and mildew issues and more.
If you have any unheated areas in your house, be sure you make sure any pipes that run through those parts are fully insulated. You can find inexpensive foam pipe insulation at most hardware and home improvement stores. If you live in a particularly cold climate, you can get thermostatically controlled heat tape that will turn on at specific minimum temperatures.
For those snow birds who leave their houses for warmer climates every winter, one of the best ways to avoid water and sewer system replacement is to make sure you do some prep work before you leave. Do not set your furnace or home heating system at a temperature that is lower than 55 degrees Fahrenheit. Make sure the main water supply is shut off and drain the system.
